I’m not sure if Punxsutawney Phil’s predictions extend to real estate, but the 2019 Montclair real estate market was off to a brisk start in January as moderate temperatures brought buyers out in good numbers.

Aggressive buyers snapped up new listings that met their criteria evidenced by a very low average days of market of 26 days among sold homes, less than half the 52 day average in January last year.

Our experience is that there is a divide between houses selling in the first week, and those that linger while the “middle ground” is shrinking.

Buyers frustrated by the lack of inventory should get some relief in the next two months as new listings in the February – March period has averaged 123 over the last two years.
