March Ends Strong with New Inventory and Some Big Prices
March Results
The Montclair March real estate market saw a nice jump in inventory coupled with a boost in the already high median sales price.
Price Growth:
The Median Sale Price in Montclair reached $1,450,000 in March 2026, a significant 41.5% increase over March 2025 ($1,025,000) and an 8.21% increase over last month. There were 22 closings in March, so you can’t really say that a few sales boosted the median; prices are up and pricier houses came to market in late winter.

Price Premiums Return to 20%+ range
Sale price over ask increased to 24% from 11% in February, up slightly, but more in line with the 20% in March ‘25 and 20% average over the past 12 months. Driving this was 8 homes that sold 40% or more over ask, including an unassuming ranch that was listed at $559K and sold for $999k. I hope an empty nester has plans for a dream one-floor living retirement home, but I expect a flipper has the demo crew at the ready. More on flip data to follow soon, I promise.

Inventory Growth Consistent with 2025
We saw inventory grow quite a bit in March with 45 new listings contributing to 57 active listings, up slightly from 47 new listings in March ‘25. Bear in mind that the 57 active listings are any active status during the month, while at any given time, the number of homes that are not under contract or in attorney review is quite a bit less; 17 currently in the first week of April.
I remain confident that inventory will grow in excess of 2025 levels as homeowners look to cash in on equity in their homes.
