June Montclair Market Remains Robust, Largely Unchanged from 2025

New listings continue to track last year’s pattern with surprising precision.

New activity continued its downward trajectory as we head into summer: 43 new listings in June, down from 51 in May and 47 in June 2025. Even so, active listings rose to 76 from 60, driven by carryover from May and some higher-priced homes lingering on the market.

Median sale price rose to $1.49 million, the 5th-highest level in the past 24 months and up from $1.39 million last month. Homes continue to command strong prices, helped by a mix of higher-end properties. See below.

Yes, that is a $4.5 million sale — tied for the 5th most expensive home ever sold in Montclair (original ask: $3.5M). Clearly, someone really wanted that house.

While we are seeing fewer offers per home, premiums remained strong: sale prices averaged 27% over asking in June, compared with 21% over the past 12 months.

More new listings are expected in July, which should give active buyers additional options. With 30-day closings now common, many buyers can still be settled in before the start of school.
