Buyers Are Out Despite The Cold
These Are the Trends over the 24 months ending Jan 2026
Despite the extreme weather, buyers are turning out to look at homes and make offers, perhaps lured out by a good crop of new listings.

30 new listings came on in January versus 22 in January last year and only 10 in the seasonally low month of December. While listings are up, they don’t stay on the market for long; there are only 16 homes (non condo) available to see in the first week of February.

Some good news for buyers as the median sales price among 17 closed sales in January was “only” $840k, down from $1.3 mil last year.

At the same time, the premium over ask was the lowest in since Feb 2023 at 10%.

I’m not sure this is a trend though, as this is a fairly small sample size and January sales largely consist of listings from November and December which are less strategic listing times.
