September 14, 2014How do we sweeten the deal in a bidding war? It helps to know what is important to the seller. Price, while important, may be just one factor.
It’s like the story of the old man who finds a talking frog on his daily walk. The frog promises him that if he kisses her, she will turn into a beautiful princess and marry him. He puts her in his pocket and says that at this point in his life, he’d rather have a talking frog.
So it is with some sellers.
The closing date may be of great concern. The seller may be very risk averse and the more contingencies you can satisfy upfront the better. Successful bidders are often creative with what they offer.
A few quick ideas to help you further would be;
– inspect before offering
– getting the strongest mortgage pre-approval that you can
– putting down a large good faith deposit
– putting a floor on the appraisal needed
Be very aware that moving the risk pendulum needs to be done with the utmost caution.
