Price Premiums and Average Prices Remain High

Sellers are feeling good.

Price premiums continue to be the big news as we settle into “multiple offers pricing” at new levels. The average price premium in November was 28% above ask versus 26% in November last year and 22% in the trailing twelve months.

Time on Market has Dropped

It’s no surprise that time on market for the 22 homes closed in November was a mere 18 days, down from 23 days among the 22 closings in October.

Also no surprise that average sales prices in November held at $1.3 million, consistent with the prior 12 months, up from $1.1 million November 2023.

New listings typically dip to their lowest levels in December so I expect we’ll see buyers taking a hiatus from the market before taking up the charge again in 2025.

In October, we experienced a first: a closing where we received a commission from both the seller and the buyer. This dual commission represented the difference between the seller’s offer and the buyer’s agreement.
