One interesting point that this data shows us is that Montclair and Glen Ridge seem to have the right mix of desirability and affordability, given the fastest absorption rate as measured by Current Inventory/Houses Going Under Contract (UC) in the most recent month.
I would have expected Maplewood inventory to be a bit faster moving, but a group of stale listings can skew results.
No, that is not a misprint on median price in Millburn. Ridgewood is a comparable market and we get buyers looking here and there. Taxes are lower but the commute to midtown is longer as you need to switch.
