October 17, 2016Activity in the local Montclair home market has continued to be strong into the Autumn season.
As I reported last month, any potential buyers should be aware of the traditional jump in the number of available properties we typically see this time of year.
We not only saw this increase in available properties over the past month, but the jump in available properties was much greater than last year. There were 74 new local listings this past September, up 32% from 56 in September 2015.
Other metrics are showing demand for certain sectors within the local housing market continues to be robust.
1. Buying activity was also strong in September. Buyers waiting for the right house responded with 37 contracts written in September, versus 22 contracts written the same time last year.
2. Multiple offers on homes in the popular $550K-$850K price range were common in September. There were also signs of clear demand for higher priced home homes, with at least three instances of multiple offers in the $1M-$1.2M price range.

3. The $1.5M+ price range continues to be slow. In that price range, only 2 houses in Montclair (one of which was our listing at 60 Prospect), and only 9 houses county-wide went under contract this past September.
Coming off a September as active as this past one, we are expecting the same level of activity this month and into November.
