October 14, 2014Home inspections are typically quite thorough, encompassing everything from the foundation to the roof, which can be intimidating for both buyer and seller. Buyers often react with fear at what they are undertaking, while sellers can react with indignation that their homes are less than perfect.
As such, inspections can sometimes derail deals. It’s our job as licensed agents, in conjunction with inspection professionals and licensed tradespeople, to determine where items of real concern lie and negotiate an amenable solution.
Important items to keep in mind;
– The main goal of an inspection – to ensure that you are going to be in a safe house and are aware of the maintenance required to ensure many happy years in your home. The responsibility to correct inspection items is a matter of negotiation, and each deal has its own nuances. We are here to help every step of the way.
– Common areas of concern – outdated electrical systems, asbestos, mold, the presence of oil tanks, water intrusion in attics or basements, lack of flue liners or inadequate draw in chimneys, to name a few.
– Always attend the inspection – inspectors will advise on the necessary care and maintenance needed to run the house after close.
– Other inspections – most towns require a fire department inspection rather than a certificate of occupancy. We make sure your home is fire inspection ready prior to close. A general home inspector may recommend additional experts to opine on the condition of portions of the house, e.g. pool inspectors, structural engineers, roofers, plumbers, etc.
