More mild weather had buyers active in the Montclair real estate market in February.
Higher than normal buying activity in December and January resulted in 23 closed sales in February, up from a prior 5 year average of 13.
Among those 23 closings, the average sale price exceeded the original ask price by 6%, a level we haven’t seen since 2005.
People must love living in Montclair, because not too many of them are leaving.
44 houses came on the market in February increasing the number of homes on the market to 120 from 117 at the end of January. This is down from 134 at the end of February last year.
We’ll see more houses come on in March, but chances are they’ll largely be absorbed by buyers waiting in the wings.
